Applied ARGUS Training

The Applied ARGUS training bridges practical real estate deal structuring, leasing, and real world finance with ARGUS Valuation - DCF™ (“ARGUS”), the industry standard commercial real estate cash flow projection, transaction analysis and asset valuation solution.  Professional enrolled for this training will gain comprehensive understanding in building cash flow models, within the ARGUS software suite, for office, retail, hotel, and multifamily product types.  

This training was designed for the real estate analyst who’s core responsibilities include; real estate cash flow analysis, report generation, lease analysis, rate of return analysis, and sensitivity analysis.

You will learn to:

  • Understand and utilize the ARGUS interface
  • Read and understand the cash flow statement 
  • Build a rent roll with rent escalations and percentage rent clauses 
  • Understand and model detailed reimbursement methods
  • Model market leasing assumptions
  • Model value added real estate plays (construction)
  • Model partnerships splits 
  • Sensitizing the ARGUS model 
  • Model office, retail, hotel, and apartments (case studies)
  • Export from ARGUS into excel
  • Audit ARGUS runs for errors
  • Learn to use and read key ARGUS reports

Is this training right for you?

Our Applied ARGUS training is not a traditional lecture based software course. The training is enriched with fundamental building blocks to ensure the student gains a sound understanding of real estate financial concepts, (Unleveraged & Leveraged IRR, NPV, Risk Analysis, Credit Analysis, etc…) intermediate understanding of commercial lease terminology and analysis, and practical deal structuring strategies used in the marketplace today.  

You cannot fully maximize the value of ARGUS unless you understand the fundamentals and formulas from which the software was built.  This class breaks down the software and encourages the student to understand the math behind the interface.

Applied ARGUS is relevant for entry level analysts or associates seeking a fundamental understanding for cash flow modeling commercial/residential lease product types.  The training also serves as an introductory training to commercial leasing as well as an applied real estate finance primer.  

What you will be able to apply after this training?

  • Able to audit a complicated ARGUS run to ensure assumptions are valid and accurate
  • Able to build an ARGUS run for most commercial product types and explain the relevant reports that are commonly discussed in committee
  • Able to export an ARGUS run to excel and learn how to conduct higher level financial analysis.  From this point you will have the confidence to make “go” or “no go” decisions.
  • Gain fundamental knowledge in lease terminology and lease negotiation in order to deliver more accurate cash flow models
  • Understand advanced deal structuring and financial structuring strategies in efforts to maximize return. 

How is this training unique?

The Applied ARGUS training is more than software training.  It is a comprehensive educational session which ties relevant concepts (leasing, deal structuring, due diligence, and finance) together in one training format.

The first part of the training deals extensively with lease terminology, negotiation, and explanation of the corresponding value creation that is ultimately derived from the leasing process. 

Training Materials

You will receive a full color training manual. The Applied ARGUS Training Manual is comprehensive and incorporates sample case studies, with answers, for all major product types.  The manual is the most comprehensive teaching guide that goes beyond the software itself and into the fundamentals of due diligence and financial structuring for these real estate acquisitions.  

What are the prerequisites for this training?

As a prospective attendee, a basic understanding of basic real estate finance is sufficient for this training.
